TITLE INSURANCE ... ESPECIALLY WHEN NO ONE'S TO BLAME

The next time strangers at a cocktail party ask what you do for a living tell them the story of poor Mark Watson. There's nothing like a good story to give folks a vivid picture.
Mark had some money saved up and wanted to put it to work in a real estate investment. He found the property to buy and hired Charlie Muirhead to do the leg work on who owns it and to what extent it is encumbered. Charlie performed a thorough and extensive search of all the public records and turned out a pretty clean report, except for a pesky judgment lien. But Charlie was careful; he contacted a lawyer to go over his work before completing it. In the lawyer's opinion the lien was not valid and title was clear. Based on this report, Mark enthusiastically closed and looked forward to developing the property and realizing the profits of his prudent investment.
